Showcasing minimalist design with metal and wood accents, Villa Athina is a contemporary four-bedroom villa on the island of Zakynthos. Set among olive groves in a location close to Zakynthos town and Tsilivi Beach, the villa can comfortably accommodate up to 8 guests, offering a large outdoor space including a private pool and sea views.
Outdoor Space
Villa Athina's outdoor space is thoughtfully
designed for laid-back Mediterranean living. Sun loungers arranged
around the swimming pool offer an inviting spot to soak up the
Greek sunshine, while a shaded, built-in stone daybed provides a
cool and comfortable retreat. The shaded terrace is furnished with
a dining table for eight and complimented by a BBQ, creating an
enticing setting for leisurely al-fresco meals. Overlooking the
landscaped gardens, surrounding olive groves, and Ionian Sea, the
outdoor area offers fantastic views and a relaxing
atmosphere.
Ground Floor
The ground floor features spacious and comfortable open-plan
living areas, including a fully equipped kitchen and an inviting
lounge, providing an ideal setting for families or groups of
friends to relax and socialise. Large glass doors open directly
onto the pool terrace and al-fresco dining area, creating a
seamless connection between the interior and the surrounding
landscape while framing views of the garden and the Ionian Sea.
The first bedroom is also located on the ground floor and offers a king-size bed, an en-suite bathroom, and direct access to the pool terrace, allowing guests to step straight outside and enjoy the outdoor spaces.
First Floor
Stairs lead up to the first
floor, which comprises three double bedrooms, each with its own
en-suite bathroom. One of the bathrooms features a Jacuzzi bathtub,
while the remaining bathrooms are fitted with modern showers. Two
of the bedrooms enjoy wonderful sea views, while the others
overlook the garden and the surrounding countryside. All four
bedrooms are fully equipped with Coco-Mat beds and feature LED TVs,
ensuring comfort and relaxation
throughout.

Villa Athina is located in the quiet village of
Akrotiri, offering a peaceful location yet only a 5 minute drive
from Zakynthos Town and the golden sands of Tsilivi
Beach. Zakynthos International Airport is just a
15 minute drive away, and guests staying at Villa Athina can
taste authentic cuisine at nearby restaurants such as
Prosilio, Bassia, and Akrotiri Taverna.
Breakfast can be arranged for guests staying at Villa Athina for an additional charge.

Climate Tax: You will be required to pay a Climate Tax on arrival in cash, at time of writing the tax is 15€ (EUR) per villa per night, please ask us for up-to-date information.

Security Deposit
A non-refundable Accidental Damage Waiver of 49€ will be payable with the final balance. The Accidental Damage Waiver covers any accidental damage to your holiday accommodation or any item in it or on its grounds caused by a member of your party up to a maximum limit of 500€.
Cancellation Policy
Cancellations made 45 days or more prior the arrival date will incur a cancellation fee equal to 30% of the total booking price. Cancellations made 44-15 days of the arrival date will result in a cancellation fee equal to 50% of the booking price. Cancellations made 14-07 days of the arrival date will result in a cancellation fee equal to 75% of the booking price. Cancellations made 06-01 days of the arrival date will result in a cancellation fee equal to 100% of the booking price.
Accommodation Only Bookings
Villa Athina can be booked on an accommodation only basis and The Turquoise Collection Ltd will be the agent to facilitate your booking with the property owner. Please refer to the Property Manager’s Booking Terms and Conditions. A 30% reservation deposit secures your booking. The final balance is due 12 weeks before your date of check in.

Car Rental
We are unable to arrange car rental on Zakynthos, however you will be able to arrange car rental online for pick up at Zakynthos Airport.
As a family, we have stayed at Villa Athina, on 3 separate
occasions in the last 10 years. Each visit has exceeded our
expectations. Villa Athina is a beautifully appointed villa with
stunning views across the Ionian Sea towards the west coast of
Greece. Watching the sunrise over Greece from Villa Athina is
breathtaking. Situated amongst olive groves, it is a beautiful and
tranquil place to stay, yet it is only a few minutes drive to
Zakynthos town where there are eclectic bars and restaurants to
visit.
The villa is pristine, contemporarily and comfortably
furnished and well equipped for cooking and enjoying meals on the
shaded veranda overlooking the Ionian Sea. The luxurious pool is
maintained to the highest standard and the garden surrounding the
pool is pretty and a peaceful place to relax either in the sun or
in the shade offered by the ancient olive trees surrounding the
pool.
Nikos and Irini are the most welcoming hosts, Nikos greeting
us at the airport and assisting us in collecting our hired car. On
arrival at the villa, thoughtful complimentary supplies were
provided. Nikos and Irini are polite, friendly, professional,
attentive, hospitable hosts, offering ideas for places to visit on
the island and booking restaurants and taxis for us. Nothing was
too much trouble and they did everything to ensure that our
holidays at Villa Athina were idyllic. We are lucky to have stayed
in such a lovely villa and this is our favourite place to stay in
the Mediterranean. We have many happy memories of our family
holidays at Villa Athina that we will treasure forever. From our
experience, we highly recommend staying here and hope to return
soon.
Me and my partner stayed here for a week and it was a dream. The villa itself is stunning inside and equips with everything you could need. The pool is beautiful and everything is so clean and pristine - the sun loungers are top quality. Nikos and Irini were the best hosts, checking in on us, helping with taxis and restaurant bookings, ringing ahead for bookings we'd already made to ensure we were given the best tables etc etc. nothing was too much of an ask. Overall this is a real luxury stay, no corners are cut and you really get what you pay for. We are already planning our return !
I would say our stay was one of the best holiday stays we've had. The villa ticks every box for a couple of families (9 in total in our case). Very comfortable, great facilities, excellent pool. The location is perfect - just a short drive to the town. Having Nikos on hand 24/7 was the icing on the cake. He helped arrange special treatment at bars and restaurants, boat hire, exclusive sun loungers at the beach and more. Can't recommend this enough.
