Located just a short walk from both the sandy Akyarlar and Karaincir beaches and a selection of restaurants and bars, Ni Villas consist of four villas, each featuring four en-suite bedrooms, modern and well-equipped living areas, and large outdoor terraces with a private pool and garden.

Ground Floor
Step into an open-plan living space where contemporary design meets comfort. The high ceilings and full-height glass doors flood the interior with natural light and create a seamless connection to the pool terrace outside. The modern, fully equipped kitchen provides everything you need for effortless dining and entertaining, and the spacious dining area sits beside a large comfy sofa and flat-screen TV-an inviting setting to unwind after a day in the sun.

The first bedroom is located on the ground floor. This is a double bedroom with an en-suite bathroom and king-size bed. Full-height glass doors provide guests with direct access to the pool terrace and garden area. 

First Floor
The first floor includes three comfortable en-suite bedrooms, two with king-size beds and one with twin beds that can be configured as a double on request. The master bedroom has a private balcony overlooking the pool and gardens, creating a peaceful retreat. The remaining bedrooms feature full-height glass doors opening onto views of the terrace, filling each room with natural light and a spacious feel.

Outside Space
Outside, a large L-shaped pool wraps around the villa, bordered by a spacious patio and a garden area. The patio is furnished with sun loungers, a large parasol, and a partially shaded cushioned sofa seating area, offering plenty of space for swimming, relaxing, and enjoying a drink in the sun. A barbecue is provided for preparing traditional Turkish-style meals and enjoying relaxed outdoor dining with family and friends. 

Local Area
Akyarlar is a coastal village on the Bodrum Peninsula in southwestern Turkey, offering a blend of relaxation and natural beauty. Known for its crystal-clear waters, soft sandy beaches and stunning views across to the Greek island of Kos, Akyarlar is ideal for those seeking a peaceful escape from the busier resort towns. The village maintains a traditional Turkish atmosphere, with whitewashed houses, friendly locals, and a small harbour lined with seafood restaurants. Gentle breezes make it a favourite spot for windsurfing and sailing, while its tranquil setting provides a laid-back alternative for couples and families looking to unwind in an authentic Aegean setting. Akyarlar and Karaincir Beach
Akyarlar's beach may be small, but it is well known for its fine, powdery sand and calm, shallow waters, making it ideal for families and relaxed days by the sea. Sun loungers and a selection of watersports are available along the shoreline, while the west-facing views across to the Greek island of Kos provide a memorable backdrop. 

Karaincir Beach is another beautiful sandy beach with shallow waters, it is a popular stopping spot for daily boat tours. There are sun loungers and umbrellas available to rent, as well as changing rooms and showers on the beach for rinsing off after a swim. A variety of small fish restaurants and cafes/bars  line the beach.
