Villa Atria Deluxe is a four-bedroom villa for up to 10 guests, located on the edge of the village of Ližnjan on the Istrian Peninsula. The villa combines modern accommodation with countryside and coastal access, making it suitable for families and groups seeking space and privacy close to both rural and seaside attractions.

The Villa 
The villa is arranged over two levels. The ground floor features an open-plan living space with a fully equipped kitchen, kitchen island, dining area and lounge with high ceilings. One bedroom on this level has a king-size bed, en-suite shower room and workspace, and is suitable for guests with reduced mobility. Internal stairs lead to the first floor, where there are three further bedrooms, all with king-size beds and en-suite bathrooms. Two of these bathrooms have walk-in showers and one includes a bathtub.

A sofa bed in the living room allows the villa to accommodate additional guests. All rooms are air-conditioned and benefit from underfloor heating, and private on-site parking is available.

Outdoor Space 
The outdoor area centres on a 50 m² heated saltwater swimming pool, with sun loungers and parasols on the surrounding terrace. There is a covered outdoor dining area and a barbecue, as well as a lawned garden space suitable for relaxing or children's play.

Local Area - Ližnjan & Surrounds
Villa Atria Deluxe is situated on the edge of Ližnjan, with a selection of shops and restaurants around a 10-15 minute walk away. The nearby coastal town of Medulin, with its marina, beaches, cafés and restaurants, is just under 10 minutes' drive.

The town of Pula is approximately 20 minutes' drive and offers a wider range of shops, dining options and services, as well as historic attractions including the Roman amphitheatre.

Region - Istria
Istria is a peninsula in northern Croatia known for its varied coastline, historic towns and rural interior. The region includes a mix of coastal resorts, small fishing villages and inland hill towns, many with preserved historic centres. Along the coast there are numerous beaches, coves and marinas, while the interior is characterised by vineyards, olive groves and traditional villages.

Istria is well connected by road, making it easy to explore different parts of the region by car. Popular towns such as Rovinj, Poreč and Pula offer a range of restaurants, shops and cultural sites, while smaller villages provide a quieter setting. The region is also known for local produce and dining, with a focus on seafood, olive oil and wine.

Getting to the villa
Pula Airport (PUY) is the nearest international airport, located approximately 20 minutes' drive from the villa. Private airport transfers can be arranged however a hire car is recommended, as the villa is in a rural inland setting and a car will be useful for accessing local villages, shops and restaurants, as well as exploring the wider Istrian region.
