Azzaytouna, meaning 'olive' in Arabic, is a luxury 3 bedroom villa set in 5000 square metres of gardens filled with fragrant lavender and orange blossom, creeping bougainvillea and ancient olive trees. The property is newly built but faithful to long-established building techniques with traditional materials. The villa is nestled within the Ezzahra estate; located in the sought after district of Palmeraie which is just a 15 minute drive from the wonder and excitement of Marrakech’s Medina and souks, and 12km from Menara airport. Stays at Azzaytouna include all spa treatments, food and soft drinks as well as a return Marrakech airport transfer.

Accommodation overview
This villa is situated within a private estate amongst 20,000 square metres of landscaped garden along with Villa Ezzahra & Villa Alkhozama (both can be booked separately as well as in conjunction with Azzaytouna). The single storey living space is spread out over two buildings adjacent to each other, and has air-conditioning throughout, as well as under-floor heating. Each room and living space is peppered with exquisite pieces of Moroccan art from the owner's collection, along with a treasure trove of finds from the local souks.

Staff & services
The estate comes fully staffed. The experienced cooks prepare a daily menu of delicious, seasonal Moroccan dishes alongside lighter European options and an enticing children's menu.The team of staff is headed up by estate manager Maria, who has been at Ezzahra Estate for over ten years. She is on hand to organise activities and excursions including: tours of the Medina, shopping trips, horse riding, yoga lessons and visits to the Atlas Mountains.

The price includes sole use in exclusivity and all facilities offered at the house, unlimited Spa treatments, all food selected from our a la carte menus, all soft drinks, laundry service, a guided and accompanied tour to the Medina, swimming pool heating as required and one return airport transfer irrespective of numbers.

Inside the villa
Ground Floor - The large contemporary living space pays tribute to traditional Moroccan living with carved inlaid furniture, coloured glass panels and an awe-inspiring dome that commands the room. Suspended from this dome is a modern twist on the classic brass lantern cluster which by day is a fine piece of art, however by night, it delights the eye with its glittering fractured light that dances around the room. The room is perfect for relaxing on the large comfy sofas in front of the open fire, or for enjoying a Moroccan feast around the large modern dining table. Patio doors run down each side of the room really opening up the space and allowing the light to stream in throughout the day.

A further living space can be found in a large covered terrace leading from the main living room and is strewn with fine Berber rugs - this can be screened off with large curtains if desired. The area features more fine pieces of carved wooden seating with plush upholstery and makes a nice shady spot for reading a good book. There is also another dining area here if guests wish to dine al-fresco.

Bedroom 1 - Traditions of Islamic design abound in this luxurious Master double en-suite. Carved wood panelling, keyhole arches, Beni Ourain rugs and a nod to the ablaq technique of architecture featuring rows of light and dark stripes give this room a truly authentic feel. Here you will find a walk-in wardrobe, rattan bedside tables, easy chairs, a vanity area, and a double en-suite shower room. The bedroom opens out onto the gardens and swimming pool.

Ground Floor (Adjacent Building): A smaller sitting room can be found in this part of the property with a comfortable seating area around an open fire with a classic Moorish tile surround.There are a further two Master double bedrooms which both feature a sitting area, walk-in wardrobe, en-suite bathroom with overhead shower, and access to a private terrace with a beautifully tiled plunge pool and luxurious daybeds. The well executed Moroccan design continues inside and out.

Outside the villa
There are multiple spaces to enjoy the lush gardens that surround this property. A contemporary water feature leads guests from the main building to a cool sunken area for lounging that's fully carpeted, ready for you to sink your feet into. It can also be converted into a fabulous dining space which is lit by an array of brass lanterns. The area is covered with a traditional Berber canvas and accessed by a small set of stone steps.On the other side of the building and a few steps across the well-maintained lawn, guests will find the pool terrace surrounded by ancient olive trees. This peaceful area has parasols, wooden sun loungers and Indian day beds for relaxing under the desert sun. The intricately tiled pool awaits for cooling off and has built in steps for easy access.

Guests of Azzaytouna can enjoy some healthy competition in the estate's communal paddle tennis court or the estate's communal 350-metre running/jogging/walking track.

Spa, Hammam & Gymnasium
Azzaytouna, along with Villa Alkhozama share one spa area and Hammam. The spa menu offers a range of beauty treatments using Dermalogica products and Moroccan argan oil. These include massages, facials, manicures, pedicures and wet shaving for men. All treatments are included in the price and can be taken in the spa, in your room or by the pool. Villa Alkhzama & Villa Azzaytouna now share a gymnasium facility which was new for 2025.

Villa Azzaytouna is located within a private estate in the Palmeraie area of Marrakech, approximately 15 minutes' drive from the historic Medina and the city centre.
