The ground floor of Villa Rosina is a thoughtfully designed, spacious open plan living area that blends comfort with modern style. The space features a large corner sofa positioned around a coffee table and Smart TV, alongside a circular dining table seating up to six guests. The fully equipped kitchen extends into a breakfast bar with two bar stools for additional seating. Floor to ceiling sliding doors run along the entire length of the room, flooding the space with natural light and opening out towards the pool terrace with views across Kalkan Bay. There is also a WC on this level.

The first floor is accessed via a marble staircase and leads to two bedrooms. Bedroom 1 is a spacious double room featuring a super king sized bed and en-suite shower room. The bedroom is furnished with a dressing table and stool, ample wardrobe space, an armchair, and a desk with a chair. Large glass doors open onto a private balcony, where there are two comfortable armchairs and a table in which to relax and enjoy the sea views. Additionally, a second glass door leads to a small, more private balcony with a deck chair.

Bedroom 2 is a twin bedroom which can be configured as a double on request. This bedroom also features an en-suite shower room and is furnished with a dressing table, stool and fitted wardrobe. The bedroom boasts a private sea view balcony with cushioned seating and a table for two, a great place for a morning coffee.

The second floor is dedicated to Bedroom 3, the penthouse suite. This is a generously sized double room with a super king sized bed and en-suite shower room, along with a dressing table and stool, comfortable armchair and fitted wardrobe. The bedroom opens directly onto the spacious roof terrace, where two chairs and a table provide a wonderful spot to enjoy a sundowner while taking in the panoramic views. A comfortable sofa set, positioned beneath a pergola, offers a shaded area for additional relaxation. A utility room with a washing machine and tumble dryer is also located on this level.

At the heart of the outdoor space lies a private pool (L8.5m, W4.5m, D1.85m at deepest point). Surrounding the pool, four sun loungers and a double day bed are provided for comfortable sunbathing, while three parasols offer shade. A wooden dining table seating six is positioned alongside a built-in BBQ with a dedicated preparation area and sink, creating a space for al fresco dining. An outdoor seating area includes a sofa and two armchairs arranged around a central coffee table, from which guests can take in the sea views and sunsets across Kalkan Bay.

Located about a 15-minute walk east of Kalkan's old town, white pebble beach and harbour, Komurluk is well positioned for watching the sunset. The area overlooks the bay toward Kalkan harbour, with views across the town and towards the mountainside, particularly atmospheric as the lights come on in the evening. Nearby beach clubs offer platforms with ladders leading directly into the sea, with sunbeds set across tiered decking and lunch served overlooking the water. Options range from more family-oriented clubs with watersports to quieter settings for a more relaxed day, with many offering a complimentary boat shuttle to the harbour for guests using their facilities.

Kalkan is known for its harbour setting, beach clubs and a wide choice of restaurants, many with rooftop terraces overlooking the bay. The town combines a relaxed coastal atmosphere with easy access to the sea, along with opportunities to explore nearby beaches and historic sites along the Lycian coast.
