This level also includes a guest WC, utility room and a separate TV and entertainment room with built-in seating. Large glass doors open onto a furnished terrace with views across the bay.

On the lower garden level, there is a large double bedroom and a twin bedroom, both with en-suite facilities and wide patio doors opening onto a generous terrace leading to the garden and fountain area. This level also features a games room with a bar and small kitchenette.

The top floor hosts two further spacious double bedrooms, both with en-suite facilities and access to a front terrace with views across the sea and Kalkan.

The self-contained section of the villa, located to the rear of the pool, offers two additional double bedrooms with en-suite facilities, along with a separate living area, fitted kitchen and lounge diner, making it suitable for guests seeking additional privacy.

Set within a large, tiered plot arranged across four levels, the outdoor areas provide extensive space for relaxing and dining. Landscaped gardens include shaded seating areas, terraces, hammocks and a fountain, alongside a BBQ area for al fresco dining. A large walk-in infinity swimming pool enjoys panoramic views across the Mediterranean and can be heated during cooler months (available at an additional charge). The grounds have two entrances: one at the rear of the property with a private driveway, and another at the lower garden level accessed via stone steps, leading directly towards the town and beach.

Located about a 15-minute walk east of Kalkan's old town, white pebble beach and harbour, Komurluk is well positioned for watching the sunset. The area overlooks the bay toward Kalkan harbour, with views across the town and towards the mountainside, particularly atmospheric as the lights come on in the evening. Nearby beach clubs offer platforms with ladders leading directly into the sea, with sunbeds set across tiered decking and lunch served overlooking the water. Options range from more family-oriented clubs with watersports to quieter settings for a more relaxed day, with many offering a complimentary boat shuttle to the harbour for guests using their facilities.

Kalkan is known for its harbour setting, beach clubs and a wide choice of restaurants, many with rooftop terraces overlooking the bay. The town combines a relaxed coastal atmosphere with easy access to the sea, along with opportunities to explore nearby beaches and historic sites along the Lycian coast.

The villa has access from both the upper driveway and via stone steps from the lower garden entrance, with a pathway leading directly down towards the beach and town.
