COMPLIMENTARY VIP RETURN PRIVATE TRANSFER!* -- In our opinion, one of the most exciting places to stay in Kalkan, Turkey, The Boat House sits in a wonderful position fronting the sea in its own secluded setting, and is one of just a handful of Kalkan holiday villas that offers such extensive and impressive outside space including its impressive new sea platform and private water taxi service that is exclusively provided for all Boat House guests.
Indoor space
First floor entrance level
A long driveway leads to an imposing entrance and parking area for at least two vehicles. Double doors open into an entrance hall with a guest WC. Also on this level is the first of the five bedrooms, featuring a king sized bed, en-suite bathroom with double basins and shower, a separate WC and direct access to the terrace with open sea views. The open plan living space comprises a fully equipped modern kitchen with central island, including a Nespresso coffee machine and milk frother, with a limited supply of complimentary Arpeggio coffee pods, a dining area and a spacious lounge with flat screen TV. Floor to ceiling sliding glass doors to the southern and eastern elevations fill the space with natural light and lead directly onto the furnished terraces. Stone flooring throughout keeps the interiors cool underfoot.
Ground floor
There are three further bedrooms comprising two doubles and one twin, which can be configured as a double on request. All bedrooms have en-suite facilities, sea views and direct access to the pool terrace via sliding glass doors, with the twin bedroom also benefitting from a separate private entrance from the terrace. This level also features a second fully fitted kitchen, ideal for poolside living, along with a cinema room equipped with a 247cm x 144cm screen, surround sound and comfortable seating.
Second floor
The second floor is dedicated to the master bedroom suite, which includes a king sized bed, lounge area with a work desk, en-suite bathroom with double basins and shower, a separate WC and access to a large private terrace with cushioned rattan furniture and wide-reaching sea views. The property is fully air-conditioned and offers unlimited Wi-Fi throughout.
Outdoor space
At first floor level, a large L-shaped terrace wraps around the living space and is furnished with a dining area and comfortable lounge seating. The master suite terrace on the second floor is equally generous, featuring a day bed and offering elevated views across the coastline.
From the pool terrace, a shared pathway leads to a private three-level sea platform set directly over the water, providing direct sea access. The platforms are furnished for relaxation and offer a peaceful setting for swimming or simply spending time by the water.
Local area
This area is ideal for those who prefer a quieter location while still being a short taxi ride to the amenities and lively atmosphere of the old town and harbour when desired.

Additional information
Boat House guests enjoy an exclusive complimentary water taxi service from the property to the harbour in Kalkan's old town and some local beach clubs. The boat is smartly liveried and has been the subject of an extensive re-fit. Powered by an 84 hp Perkins 4 stroke diesel engine with a top speed of 13 knots, the boat will comfortably take up to 10 passengers, offering a gentle sea going experience.

- Service runs from 9am to 8pm
- To visit Kalkan beach clubs and Kalkan Marina, drop off and collection are by arrangement
- Maximum number of guests is 10
- The service is dependant on weather and operational safety and runs completely at the captain's discretion
- It is a drop off and pick up service only, with no waiting
- The service is completely at the users own risk and neither the captain nor the villa owners will accept any liability in the operation of this service

this villa, in my opinion, is just perfect for those looking for an
extra special place for a family celebration, honeymoon or simply
to indulge on holiday. Not only does The Boat House offer plenty of
space to relax and socialise, but what you really notice are the
little extra luxury touches such as the handmade soaps, bespoke
artwork and the private Boat House water taxi to ferry you back and

Accommodation Only Bookings
The Boat House can be booked on an accommodation only basis and The Turquoise Collection Ltd will be the agent to facilitate your booking with the property owner. Please refer to the Owner’s Booking Terms and Conditions. A 25% reservation deposit secures your booking. The final balance is due 12 weeks before departure along with a refundable £1,000 security/damage deposit which is returned to you within 10 days of the end of your holiday provided there is no loss or damage to the rental property.

If you would prefer to book a ‘holiday package’ which would include The Boat House and return flights from the UK, please contact us for more details, the total price and the deposit due to secure your booking. If you choose to book The Boat House as part of a ‘holiday package’ please refer to the Booking Terms and Conditions. The house is amazing and in a wonderful location, we spent our time between the pool and the pontoon. Antaly on the boat taxi is one of the highlights and it is very special to arrive into town in the harbour. Umut and Dawn are amazing and covered everything for us and made our stay there very special.

The Boat house was simply awesome, from the minute of our arrival and Ali being there to show us the ropes to watching the sunset from the sea dock, to taking the boat into the Old Town, the whole stay was perfect. The house is really well equipped and the ability to order food in or have the chef come - phenomenal. The welcome pack was particularly helpful as I ended up needing to use the Dr and having all the information at my finger tips was so reassuring. I doubt there is much that can be improved on the Boat House, we loved it so much we are trying to book it for next year
The Boat House is absolutely the most perfect and beautiful villa ever. Gorgeous furniture, split over 3 levels with loads of seating areas so you can be with or away from your guests as you like,in the shade and out of it.The infinity pool is outstanding but for me the highlight is the private sea terrace on which I spent many peaceful hours dipping into the gorgeous waters.
